What is it?

A bridging loan is short term funding used for property financing or restructuring to ‘bridge the gap’. It can provide fast access to funding with minimal formalities.

How much can I borrow?

Available from £25,000 to £75 million, with larger facilities considered on request and terms ranging from 1 month to 36 months.

Case Studies

Bridging Facility: £3.75m

Term: 9 months

Background

We were approached by a legal firm looking to find a solution for their client who needed to remove a business partner, complete the development of 6 luxury flats and resolve a poor financial position.

The client needed to take back control of the limited company which owned the site and at the same time repay the existing development facility and other debts incurred on the site to date.

Solution

We proposed a 1st charge lending facility secured on the newly developed luxury flats, which were on the market for sale. To provide additional security for the lender there was a cross charge on a buy to let property and a 2nd charge on the client’s main residence. This enabled the existing facility to be repaid whilst the legal firm dealt with the re-structure of the limited company.

By working closely with the client’s legal firm, we were able complete the refinance in 19 days, leaving the client space to sell the luxury flats and have complete ownership of the business.

Bridging to buy to let

Bridging Facility: £1.2m

Term: 14 months

Buy to Let Facility: £1.35m

Background

We were approached by a legal firm who needed an urgent solution for their clients. They owned 9 UK residential properties as a long-term investment portfolio. The existing lending was with a mainstream lender, however the relationship soured and they required a bridging facility for a fast exit with the intention then to obtain a term mortgage for a long-term interest only facility. The challenge was to redeem their existing arrangements within 3 weeks, before incurring costly penalties, with the clients also residing in Thailand.

Solution

We arranged a short-term bridging finance facility with a specialist lender for £1.2million within 3 weeks. We then arranged a 10-year interest only buy to let facility (fixed for the first 5 years) secured on the clients’ 9 properties. This was serviced by their rental income and also released £100k in cash for the clients to invest in other areas.

Our client urgently needed to secure a development site that had planning permission for 7 houses. A fast transaction was required otherwise our client would have lost the opportunity to purchase the site.

Solution

We obtained a holding bridging facility to purchase the land, which provided our client with the necessary funds to complete the purchase within 3 weeks. Upon completion, we obtained the necessary development funding to commence the build without delay.
