Development lending

Total Facility: £6m plus interest

Term: 18 months

Gross Development Value: £10.8m

Background

Our client was a company which owned a development site with planning permission to build 22 flats into two blocks. There was a pre-existing bridging facility secured against the land. Before our client came to us, it had already obtained terms from a lender to provide 100% of the build costs and also the necessary funding to clear the existing bridging facility. The lender however adjusted the terms and reduced the borrowing levels which meant that the package was no longer suitable for our client’s requirements. We were therefore approached by our client to resolve the situation as fast as possible.

Solution

We used the current valuation in place to ensure our client did not incur any further costs and obtained funding that provided 100% of the build costs and the necessary capital to clear the current bridging facility.

Working under pressure

Ensuring the client’s timescales are met and the transaction runs smoothly is an essential part of being a specialist broker in Development Finance. We we’re able to conclude the refinance swiftly, when our client was let down by a previous lender at the last minute. This helped our client to avoid incurring substantial default fees under the existing bridging facility.

Overseas developer

Background

The client was a developer that resides overseas but continues to purchase and build out sites in the UK. He had secured a large site in the midlands, which was a 119-acre plot which had previously been used to house a conference, training and meeting centre. The main complex itself provided two conference rooms, 48 training rooms and 138 bedrooms for the delegates. Within the wider grounds, there were four tenancies on residential cottages, along with separate plots of land used as fields and pasture land.

As it stood the site was valued at £2.5m. The client bought it on the basis that planning would be obtained to then see the site significantly developed, creating 63 new units and also refurbishing some of the current properties to create 80 units in total.

Solution

We obtained funding for a net advance of £1.2m within less than 5 weeks that enabled the client to protect the potential purchase of the site whilst formal planning was obtained, securing a very profitable return.
