Background

Our clients were property investors whose main focus was in identifying, acquiring and converting properties into HMOs. They had funded two properties using their own funds with the intention that they would refinance once both properties had been converted into HMOs and tenanted.

When the properties had been completed, they had been trying to refinance the properties and had gone to a number of specialist finance brokers. Each one raised the issue that the clients had dual citizenship, German and South African, and resided in Switzerland. They had been provided with quotes of more than 10% per annum to progress with the refinance, which set against the rental yield made the investment unviable.

They were referred to us by a solicitor that had acted for them on previous transactions to ascertain if we could source them a more reasonable interest rate to maximise their rental yield. A 10% interest rate per annum was clearly detrimental to their business.
