Case Study: Bridging Facility

Our client was a Partnership which owned 9 residential properties as a long-term investment portfolio. Their existing lending was with a mainstream lender, however the relationship soured and they required a bridging facility for a fast exit with the intention to then obtain a term mortgage for a long-term facility.

The challenge on this particular transaction was the short timescales and our client residing in Thailand. We had to ensure the existing finance was repaid within 3 weeks to avoid the settlement falling through with the existing mainstream lender.

We have a substantially amount of experience in dealing with high pressured finance requirements and were able to ensure the bridging facility completed within the 3-week timescales as required.

Total Facility: £2.6m    Term: 14 months    LTV: 64%

Although we were able to arrange funding for the client’s immediate funding requirements, the end goal for the client was to arrange a term mortgage to repay the bridging facility upon expiry of the term and put them on a long-term capital repayment arrangement.
